Curtilage Terms of Service
In one paragraph. Curtilage drafts planning letters from adopted policy, checks trade quotes against a checklist and a benchmark, and lists approved planning applications for trades. It is a drafting and information tool, not legal or professional advice, and it cannot promise what a council will decide. Letters and reports are delivered the moment you pay, so once delivered they cannot be cancelled for a refund. Subscriptions can be cancelled at any time and stop at the end of the period paid for.
1. Who you are dealing with
The service is provided by Patient Thread Ltd, company number 17167409, registered in England and Wales, correspondence address 9 Harley Street, London W1G 9QY, email chris@patientthread.com. Curtilage is a working product name. By creating an account or paying for anything you agree to these terms.
2. What the service does
- Planning letters. You choose a council and an application, tell us your points, and we draft an objection or letter of support in your name that cites only the council's adopted local plan policies we hold and the National Planning Policy Framework. Every citation is checked after drafting. Where a council's local plan is not loaded, the letter cites national policy only and the site tells you so before you pay.
- Quote check. You upload a trade quote. We extract the line items, compare them with a checklist of what a complete quote for that project normally contains, and, where the benchmark holds at least five comparable quotes, show whether each price sits within the typical range.
- Trade leads. A feed of approved planning applications by council and job type, from the public planning registers, with a link to the council record and, for subscribers, CSV download.
3. Prices

Prices include VAT where applicable. Payment is taken by Stripe; we do not see your card details. We may change prices for future purchases by updating this page; a change never affects something you have already paid for, and subscribers get at least 30 days' notice by email before a renewal at a new price.
4. Delivery, cancellation and refunds
Immediate delivery and your right to cancel. Letters and quote reports are digital content delivered immediately. When you click to pay you expressly request that we supply the content straight away, and you acknowledge that once the letter or report has been made available to you, you lose the 14-day right to cancel that would otherwise apply under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013.
- If it does not work. If a letter or report is not delivered, is not what the service describes, or fails because of a fault on our side, tell us within 14 days and we will fix it or refund the payment in full. Your statutory rights under the Consumer Rights Act 2015 are not affected.
- Subscriptions. You can cancel a trade leads subscription at any time from your account page or by emailing us. Access continues to the end of the period you have paid for, and no further payment is taken. We do not refund part-used periods. If you are a consumer, you may cancel within 14 days of the first payment for a full refund, less a proportionate amount for the days of access you have had, unless you have downloaded a CSV in that time.
- Quote checks while free. Nothing is charged, so nothing is refundable.
5. What the service is not
- It is not legal advice and not the advice of a planning consultant. A letter is a draft in your name, written from what you tell us and from published policy. You are responsible for reading it, editing it, and deciding whether to submit it.
- We cannot predict or promise a planning outcome, a council's response, or a tradesperson's reaction to a quote report.
- Benchmarks are aggregates from quotes other users have chosen to share. They indicate what is typical in the corpus; they are not a valuation, an estimate or a recommendation to accept or reject a quote.
- The trade leads feed reproduces public register data as published by councils and by PlanIt. It may be incomplete or late, and we make no promise that any listed application will lead to work.
6. Your account and acceptable use
- You must be 18 or over and give a working email address. Keep your sign-in details private; you are responsible for what is done through your account.
- What you tell us for a letter must be true to the best of your knowledge. You must not use a letter to harass, defame or make false statements about an applicant, a neighbour or anyone else. Non-material points (views, property values, remarks about the applicant personally) are set aside by the service and should not be resubmitted by hand.
- Do not upload a document you have no right to share. Do not scrape, resell or republish the trade leads feed, or use it to contact people by any means the law does not allow.
- We may suspend or close an account that breaks these terms, refunding any unused subscription period.
7. Content and intellectual property
A letter or report we draft for you is yours to use, edit and submit. The service, its checklists, policy databases and benchmark corpus remain ours. Council policies and the National Planning Policy Framework are Crown or council copyright, used under the Open Government Licence.
8. Our liability
Nothing in these terms limits liability for death or personal injury caused by negligence, for fraud, or for anything the law does not allow us to limit. Otherwise, our total liability to you in connection with the service in any 12-month period is limited to the amount you paid us in that period. We are not liable for losses that were not foreseeable when you bought the service, for business losses if you are a consumer, or for the outcome of any planning application, dispute or building contract.
9. Business users
If you use the trade leads feed for a business, the consumer cancellation rights in section 4 do not apply, and the feed is provided as information only, without warranty as to completeness or fitness for a particular purpose.
10. Privacy

11. Changes and law
We may update these terms; the date at the top changes when we do, and material changes are notified to account holders by email. These terms are governed by the law of England and Wales and the courts of England and Wales have jurisdiction. Nothing in them affects your statutory rights as a consumer.
